The exemption rules
Is your oak building exempt from building regs?
For detached outbuildings, the key thresholds are floor area and use. Here's where most oak garages, garden rooms and gazebos fall.

What the regs cover
The eight areas we design to
When building regs apply, we specify every part of your oak building to comply, here's what we cover.
Structural stability
Any oak frame over 30m², or attached to a dwelling, must meet structural requirements. We provide structural calculations for the frame, foundations and connections, signed off by a qualified engineer where required.
Foundations
Foundations must suit your ground conditions and the load of the frame. We design to a structural calculation, typically a concrete pad or strip foundation supporting a brick or stone plinth.
Fire safety
Oak is a substantial, heavy timber that performs well in fire, large sections char slowly and retain strength. For buildings close to a boundary, we detail the roof and walls to meet fire spread requirements.
Thermal performance (U-values)
Insulated garden rooms and rooms over garages must meet current U-value limits. We specify insulation, glazing and detailing to comply, and can provide the calculation if your building control officer requests it.
Ventilation
Enclosed rooms need background and purge ventilation. We design trickle vents, opening windows and extract fans as needed to meet Part F.
Glazing
All glazing in critical locations (doors, low-level windows) must be safety glass. We specify toughened or laminated units to Part K, with appropriate thermal performance.
Electrics & drainage
Electrical work must be notified and signed off under Part P. Any new drainage or WCs must meet Part H. We coordinate with qualified contractors or your approved inspector.
Access
New habitable rooms should consider Part M access provisions. We'll advise where this is relevant to your project.

How are Southern Oak's buildings constructed?
We cut each frame from selected green oak using traditional mortise and tenon joints, pegged and drawbored for strength, then finish and assemble on your site onto a brick or stone plinth with a concrete pad. Roofs are clad in cedar shingles, clay or slate, or integrated solar panels. Every building is designed for a 100+ year life and matures to a soft silver-grey as the oak seasons.
